FAQs
Questions, answered.
The questions builders, homeowners, and energy advisors ask us most. Don't see yours? Drop us a line.
Everything you need to meet, exceed, and beat the blower door.
01 At what stage of construction is AeroBarrier applied?
AeroBarrier may be applied any time between framing inspection and occupancy. The optimal stage is after drywall is completed and before primer coat. Final-stage application is possible (we've rescued many failed blower-door tests that way) but adds masking cost — early application is cheaper, cleaner, and on the critical path.
02 How long does the AeroBarrier process take?
Setup to completion is approximately 6–8 hours for a typical single-family home. Larger projects or aggressive Passive House / Net Zero targets may extend this — but on average we're walking off site the same day we walked on.
03 What's actually in the sealant?
A waterborne acrylic sealant, GreenGuard Gold certified. Tested per ASTM standards and NFPA 285. Low VOC, no off-gassing. Safe to occupy immediately after application — we don't ask you to vacate the home.
04 I failed my blower-door test — can AeroBarrier still help?
Yes. AeroBarrier can be applied at final stage. We've taken homes from 4+ ACH50 down to under 1 ACH50 in a single day. Final-stage application requires more masking (which is why we recommend booking us at the post-drywall / pre-primer stage) but it absolutely works.
05 How does AeroBarrier compare to traditional tape-and-caulk?
Tape and caulk seal what the trade can see. AeroBarrier seals what air pressure finds — including hairline cracks at sheathing seams, around plumbing penetrations, behind drywall, and at top plates. It also gives you measurable, documentable results: a real ACH50 number on a real graph, not a hope.
06 How much does it cost?
Pricing depends on construction phase, target airtightness, square footage, and access. We send written quotes within 24 hours of receiving plans and project details. Send us your project and we'll quote it.
07 Will AeroBarrier help me hit BC Energy Step Code 4 or 5?
Yes — Step Code 4 (1.5 ACH50 or below) is well within range; Step Code 5 (Net Zero / Passive House territory, often under 1.0 ACH50) is also achievable on most builds. We've delivered 0.61 ACH50 on a luxury Okanagan build and 0.35 ACH50 on a homeowner project — both better than Passive House standards.
08 Do you work outside the Okanagan?
Our home turf is Kelowna, West Kelowna, Vernon, Lake Country, Penticton, and the broader Okanagan Valley. We service the Kootenays and Lower Mainland on request. Get in touch and we'll let you know.
09 Will the sealant clog HVAC, electrical, or plumbing systems?
No — proper masking is part of every project. Mechanical penetrations, finished horizontal surfaces, and any feature you want protected are covered before pressurization. The sealant only travels where air is moving, which is why it finds the leaks rather than coating the walls.
10 What documentation do I get for inspection and rebates?
A full blower-door test report with the final ACH50 number, project address, date, and our installer details. This is the same document your inspector and FortisBC / CleanBC rebate program will ask for.
