Why we exist
The BC Energy Step Code raised the airtightness bar that most builders had been quietly failing. Tape and caulk could limp a home through Step 3 — but Step 4 and beyond require something different: an envelope that's actually been measured, not assumed. AeroBarrier delivers that. We bring the rig, the sealant, and the data. You bring the build.
What we do, in plain language
AeroBarrier is an interior-applied sealant system: we pressurize the building, atomize a GreenGuard Gold-certified waterborne acrylic sealant, and let the pressure differential drive it to every gap in the envelope — from half-inch openings down to hair-line cracks at sheathing seams. A live blower-door graph shows ACH50 falling in real time. We stop when the target is hit, document the pass, and walk off site.

Founder
The company is led by Sebastian Motora, a high-performance home specialist with a background in luxury residential construction and energy-efficient building envelopes. Sebastian holds the AeroBarrier dealer authorization for the Okanagan and works directly with builders on every project — from quoting through to the final blower-door report.
Our standard
Every project we've handled has passed its target ACH50, and several have come in under 0.6 — better than Passive House, which is the most stringent airtightness standard in the world. We don't promise; we measure.
